HOLIDAY RENTALS TURNAROUND / CHANGEOVER SERVICES

We offer 2 "Rental Tenant" turnaround packages , Standard Package and Gold Package

 

1. STANDARD PACKAGE  (Rental Tenant Turnaround) 

 

   

         - We provide "French-style" turnaround services , for holiday changeovers to clients who have a contracted service/s with us.

-We specialize in   'Etat des Lieux' inspection system , which account for 95% of all French Rented Accommodation locally:

       - Typically clients own Single or two  bed apartments or villas , designed for vacation rentals , or summer holidays ,in the most popular coastal locations , in the Littoral ( Coastal Plain)

- The Owner has advertized his apartment at a market price and explained that the "Rental tenant" has to sign to accept the inventory on arrival and departure. Part of this process is the acceptance of the state of cleanliness on arrival , and he is expected to leave it in the same state of cleanliness on departure.

        -The apartment is checked when the Rental Guest arrives , inventory agreed according to the owners inventory , normally Face to Face , and again when he leaves. Any difference is deducted from their deposit by the Property Owner. following our inspection & recommendation.

        -Cleaning is expected to be done by the rental Guest under this French "Etat des Lieux" system, as they are expected to leave the apartment , after their vacation in the same state and state of cleanliness as it was when they received it . This is acknowledged in the inventory and condition report.

       - On departure day , we conduct a detailed  inventory check and confirm 'state of cleanliness'

        - We collect & check all keys & all Portable appliances have been returned  ( e.g. : TV remotes , keys , entry remotes to parking lots , swimming pool keys/armbands etc)

 

 

 

2. GOLD SERVICE (Rental Tenant Turnaround) 

  

 

 - We can also provide a 'Changeover Style' cleaning service , for clients who wish to charge this to their rental clients , or include it to their rental price.

-  This typically covers :

  • -Vacuum all floors

  • -Mop all floors

  • -Clean WC

  • -Clean Bath & bathroom

  • -Clean kitchen

  • -Make Beds

- In this package Rental Guests are still expected to do basic tidying up , and minimal cleaning according to a pre-agreed checklist , mailed to them by the owner at booking time. However this is a tidy up rather than the very onerous cleaning requirements on a Rental Tenant under the above "Standard Package" (Etat de Lieux)

       - A typical list of this basic 'exit clean' requirement is available when we meet 

- As the price depends on your particular apartment/villa ( no. of Wc's , bathrooms , bedrooms , balconies , hallways , staircases etc) we need to discuss this with you in a Face To Face meeting , at the Rental Apartment , before arriving at a quotation.

- This service also requires that we plan well in advance , as it is extremely difficult to secure scarce resources (cleaning staff) in the Peak Season (July/August) when everyone is already fully booked , or just busy.

 

 

 

      

 

      3. Chosen Extra Services   

             

 

 

 

 

 

  3.1 Change all laundry

  •  -Where Rental Clients 'fly in' , they normally request laundry is provided

  •  -Take away used laundry and get cleaned

  •  -Provide fresh laundry as requested by your schedule per Rental Guest

    ( e.g. Bed sheets + Pillow cases / Bath towels + WC Towels / Kitchen Dishcloths / bath mats , & Beach Towels (to save your good linen from damage) etc.    

 

Note: Most who travel by car do not request this provision of laundry , especially French/Belgian/German clients

 

 

  3.2  Clean all  WC &  bathrooms

On top of the standard French inspection system (Etat des Lieux ), we can also RE-clean WC  & Bathrooms ,

 

       

 

 3.3  Finishing Touches Cleaning

'Finishing touches' cleaning (e.g. polishing of mirrors , polishing of chrome taps ,  cleaning of patio windows , re-stocking soaps , toilet paper , and other consumables  for an additional cost to the owner who then charges on to his rental guest in his total advertized price.  

 

 

 

 3. 4   Check all appliances still in working order

        (TV/DVD  : Kitchen appliances : light bulbs : toilet flush : shutters : windows : bed not damaged : keys all working order : table & chairs not wobbly : replace any missing significant crockery / utensils missing  etc)

 3. 5  Rental Guests "Welcome User Guide "

 

        Write up , create , edit with you , and print off a booklet which will be the detailed User Guide to your Rental Property.

        These detailed "User guides" are targeted for rental guests ,

              -Local information & Maps

             - Emergency Numbers

             - Appliances Instructions

             - .... plus how to use any other devices in your specific villa / apartment)

 

These guides really do reduce the stress of rental tenants and help them enjoy their vacation.

They can also call us for urgent or maintenance questions , once you have an "Annual Keyholding Contract" in place.

We typically field 1 ~2 calls per rental tenant during their stay , mostly on small issues which they are worried about , and are easy to fix with local knowledge

  AIRPORT & TRAIN STATION PICKUPS

      

   - We can arrange to meet your Rental Guests from a local airport / train station   ( e.g. :Perpignan, or  Beziers , or others) and transport them direct to your rental home.

   -Plus ,transport guests back to local airports / stations

   

 

 

 

Travel Costs

As is standard in all Services businesses we charge Travel costs , from our Offices in Saint Cyprien ,  to your rental house & back

Do you provide Ad Hoc 'cheap' Cleaning services ? - No Sorry !

 

Sorry but we do not offer ad hoc  , cheap ,  "Cleaning only Services" with no contracted commitment.

  

 -Scrooge Says :   " Just clean the apartment " at "basic wage rates" , and I will probably pay you , .. well after 60+ days " ,

- We say : Our philosophy is that we are looking after , and hold the keys to your expensive asset ( worth hundred of thousands of Euros) off season , whilst  managing rental tenants in a busy Peak Season . Performing routine maintenance , and skilled projects in your absence , thus ensuring remote quality assurance on your behalf. All of these type of services can only be  centered on building  and having a good mutual rapport and relationship with our selected clients .

Thus we only work with clients with whom we can 'add value' to , by providing language assistance , local on-site support , Responsive bookings administration , on-time laundry services , and selected services to take on , and take 'responsibility' and 'accountability' for the day-to-day routine of rental guests problems at your property

- So sorry Scrooge (Picture above) but we do not thus just provide a 'cleaning only' service . If this really is all you require , and you speak fluent French , carry liability insurance , are registered with French Impots for French income tax on your rental business , have a local Handyman on call , plus a suitable Bi-Lingual Helpline , then you may be better served to simply  employ the services of a locally advertised French cleaning person  .
